Challenges
The Patriot Park VI project had numerous challenges that affected the occupancy/operations date of July 7, 2007. Due to the requirements of the new tenant ITT, the project had concurrent work on core & shell completion, coupled with the full building fit out. This project had a 103,970 sf TI construction schedule of 3 months, which included staggered occupancy to accommodate the client’s move-in requirements.
Results
This project received LEED Gold accreditation and exceeded client expectations on quality and schedule delivery, while achieving the required lease rate and capital return for the investors. The project was completed $117,000 under budget.
